This well appointed and newly re-decorated villa is in a secluded spot at the end of a private road offering good privacy to enjoy the garden and your own pool, whilst the local beachs - Malama Bay with its water sports and facilities offered by the adjacent Malama Hotel and the lovely Firemans Beach - are both just 5 minutes walk away. A further short walk along the coastal path will reveal many other quiet and secluded bays all with crystal clear waters. The main road, situated just a couple of minutes walk from the villa, offers a great selection of shops, bars and restaurants or enjoy private alfresco dining at the villa, which has a barbecue and full range of outdoor seating and dining facilities.

The long white sandy beaches around the familiy resort of Protaras, including the famous Fig Tree Bay and the lovely Connos Bay at Cape Greco, are just a short 10 to 15 minute drive away whilst the larger, livelier town of Ayia Napa is only 15 minutes away. In addition to relaxing by the large private pool or on the beach you can enjoy a whole range of activities including the exhilarating slides at the famous water park, catamaran cruises around the coast, scuba diving (including try-dives for beginners), snorkelling and walking or cycling along the beautiful coastal pathways.

The villa is also provided with a washing machine situated in a separate convenient utility cupboard, and an iron and ironing board.
The dining area has a table with seating for six whilst the open plan living area has sofa seating for 6, coffee table with TV, satellite and DVD player. The light and sunny room opens out through 2 sets of double patio doors onto a large terrace and the garden and pool beyond.
There are 3 bedrooms, one double with juliet balcony and view to the coast, and the other two with twin single beds, one with balcony overlooking the pool and garden. There is a large family bathroom with WC, bath and shower and storage cupboard, and two further shower rooms also with WCs, one of which is downstairs for convenience.

The location of this villa ensures the garden and pool offer an excellent level of privacy for you to enjoy the ample outdoor space. Outside offers a dining table for 6 people, a BBQ and sun loungers to ensure you come home with the all important tan.
As the pool is private to the villa there is no lifeguard so children should never be left playing in the pool unsupervised.

Payment details
A 25% non-refundable deposit is payable at the time of booking (full payment if booking within 6 weeks of the holiday start date), with the balance payable not less than 6 weeks before the start of the holiday.
In addition to this, a refundable breakages/damages deposit of £250 is required with all bookings, payable before arrival and refunded within 7 days of departure, less any deductions for losses, damage or breakages.
At the hottest times of year (July & August) electricity usage may be monitored to ensure that air conditioning is not left on whilst the villa is unoccupied or whilst external doors or windows are open. Excessive use may result in an additional charge at the owner's discretion.
